Conveyancing (Residential)

 

Re-mortgage (Registered title only) - Fees will normally be in the region of 3% of the gross loan amount with a minimum of £950.00 plus VAT

Fees include:
·         Advice regarding your mortgage offer
·         Preparing your report on mortgage
·         Settling funds with the current mortgagee if any
·         Registering the mortgage at the Land Registry
·         Completing on the matter
Fees do not include:
·         Our fee for transferring funds to you on completion - £40 plus VAT
·         The matter becoming complex
·         Expediting process of your re-mortgage
·         Re-mortgage of unregistered land
·         Transfer of equity
Disbursements:
·         Land Registry Search Fee - £3.00
·         Land Charges Fee - £2.00
·         Local Search and drainage search (dependent on council) – If applicable
·         Bank transfer Fee - £40 plus VAT
·         Due Diligence - £2.40 per person
·         Bankruptcy Search - £2.00
Key Stages:
·         Meeting with a solicitor and taking instructions
·         Requesting the title and redemption statement from the lender
·         Obtaining and checking official copies of the client’s title
·         Advising you as to your mortgage offer
·         Request FINAL redemption statement and mortgage advance
·         Preparing your completion statement and completing on the matter
·         Time scale is usually 4 weeks this is depending on the application being accepted by the lender with no complexity.

Conveyancing (Residential)

 

Sale (Registered Title Only) – Fees will normally be at the region of 0.25% of the property price with the minimum of £1,000.00 plus VAT

Fees Include:
·         Replying to the purchaser’s pre-contract enquiries
·         Negotiating a sale contract
·         Negotiating a transfer document
·         Advising you in respect of redemption of your mortgage (if one is in place)
·         Proceeding to exchange of contracts and completion
Fees do not include:
·         Our fee for transferring funds to you on completion - £40 plus VAT
·         If the matter becomes complex
·         Expediting process of your sale
·         Sale of Unregistered land
Disbursements:
·         Official Copy entries - £6.00
·         Bankruptcy Search - £2.00 per person
·         Due Diligence - £2.40 per person
·         Official Copy Lease
·         Retention in respect of Ground Rent and Service Charge apportionment
·         Notice of Assignment and Lease (Lease purchase only)
Key Stages:
·         Meeting with solicitor and taking instructions
·         Carrying out due diligence checks
·         Drafting and negotiating sale contract
·         providing the purchasers solicitors with the relevant Law Society information packs
·         responding to pre-contract enquires
·         arranging for you to sign contract and transfer documents
·         Effecting exchange of contracts in accordance with Law Society rules.
·         Proceeding to completion
·         Discharging any charges held over the property
·         Completing the matter and transferrin any remaining money from the sale proceeds to the Seller.
Time scale on a sale is usually 6-8 weeks (leasehold sales can take longer) however this is dependent on the complexity of the sale.

·         Carrying out searches as applicable with respect to Title and Local Government Information
·         Reviewing sellers replies as to pre-contract enquiries
·         Negotiating a purchase contract and transfer document
·         Advising you as to your mortgage offer (if any)
·         Preparing a report on title
·         Proceeding to exchange of contracts and completion
·         Submitting Stamp Duty Land Transaction return to HMRC
·         Registering the purchase at Land Registry
Fees do not include:
·         Our fee for transferring funds to sellers’ solicitors - £40 plus VAT
·         The matter becoming complex
·         Expediting process of your purchase
·         Purchase of unregistered land
Disbursements:
·         Stamp Duty Land Tax
·         Land Registry Fee - £3.00
·         Land Charges Fee - £2.00
·         Local searches and other search fees (estimated) - £250.00
·         Fee for completing Stamp duty Transaction return - £50 plus VAT
·         Bankruptcy - £2.00 per person
·         Due Diligence check £2.40 per person
Key Stages:
·         Meeting with your solicitor and providing initial instructions
·         Obtaining a legal pack from the seller
·         Raise pre-contract enquiries and carry out necessary searches
·         Advising you as to the mortgage offer
·         Paying deposit into our client account
·         Exchanging contracts
·         Arranging for you to sign contracts and transfer deed
·         Preparing a completion statement and carrying out pre-completion searches
·         Application to change register – AP1
·         Submitting Stamp Duty Land Transaction return to HMRC
·         Registering the property in your name at the Land Registry
·         Time scale on a sale is usually 6-8 weeks (leasehold purchases can take longer) however this is dependent on the complexity of the purchase.
